Rental Criteria
Credit Score
Tiered Credit Score.
At least a 520 for most properties. Those with a higher requirement will have the minimum requirement listed in the property description.
Income
Verifiable NET income must be 2 1/2 times rent or greater.
Security Deposit alternative available for most properties.
Background Check
Criminal and Civil History: No evictions/pending evictions last 5 years; No violent, sexual, or drug mfg./dist; No felony convictions within last 7 years
Application
An incomplete application will result in the loss of your application fee after 48 hours. (i.e. locked credit, incorrect Social Security Number, proof of income not provided, etc)
Animal Policy
$250 non-refundable placement fee per animal and an additional animal fee of $25 per month per animal (approved rating through third party service, min. 1 year old)
Terms
Applicantion may be denied based on, but not limited to, credit, criminal or civil history, income requirements, outstanding debt, and prior landlord reference. Application is transferrable to another property.
